2025 Year in Review: Bozeman Housing & Mortgage Markets

In 2025, the Bozeman housing market continued its transition toward stability following several years of rapid change. Home values remained resilient throughout the year, with median prices generally holding in the $700,000–$800,000 range. While price growth slowed and select segments experienced modest softening, the market avoided the significant corrections many had forecasted.

A key development this year was a shift in market pace. Days on market increased, providing buyers more time to evaluate options and negotiate, while sellers adjusted pricing expectations to reflect current conditions. Inventory improved gradually, and demand remained steady for well-priced, move-in-ready homes. By year-end, Bozeman had clearly moved into a more balanced market environment, supporting sustainable long-term growth.

Mortgage rates were a defining factor nationally. Rates began the year elevated, with the 30-year fixed mortgage largely in the mid-to-high 6% range. As inflation eased and financial markets stabilized, borrowing costs gradually declined. By late 2025, rates moved closer to the low-6% range, with 15-year fixed rates settling in the mid-5% range. This improvement helped restore affordability and renewed interest in both home purchases and refinancing.

Nationally, housing activity showed renewed momentum toward the end of the year. Improved inventory levels, stable employment, and easing mortgage rates supported stronger buyer confidence and set the stage for increased activity heading into 2026.
